For the standard rate, the deposit is 20% refundable (excluding the banking fees) if you cancel 14 days before arrival. If you cancel later than 14 days before your arrival, 100% of the total reservation amount is non-refundable.

Water and shower: The water in Santorini is desalinated sea-water however it is drinkable. A special factory is built to take the salt out. Because of the kind of water, it takes more time to take soap away when you wash your hands and body. To take a shower, please turn the button of the water-heater ON. The water becomes hot in 5-7 minutes. As a safety precaution and conservation measure, it is important to turn the hot water heater breaker OFF before entering the shower (the electricity panel next to the entrance).
This is a common practice all over Greece.

Draining System: Because of the particular draining system in Santorini, please do not throw toilet paper in the toilet. There is a bin in the WC and the cleaning staff take care of the rubbish every day.
Though the house is curved in the rock (the traditional way to keep a house cool during the summer and warm in winter) there is air-conditioning and it is of appropriate performance for the dimensions of the house. When you turn it on, the windows should be closed. Please, turn it off when you leave the house for the day. During that time the windows should be open, because the house needs the fresh air from the sea.
There is also a machine that subtracts humidity. Please turn it on, when you leave the house to refresh the air. We will show you where the remote control of the air conditioning, the fan button for the humidity and the hot- water button are.
A small first aid kit is available. There are also emergency phone numbers to call.

At the patio: We suggest that you keep the parasol open only when you need it, otherwise it blocks the beautiful view and the strong winds may break it. When the weather is bad please take the mattresses and the cushions inside the house. If you leave them out when you are at the beach the wind will take them away or maybe dogs will want to sleep on them!

The underground cave room of PARADISE and HELIOS Cave houses are specifically for use by adults or children with adult supervision. Caution when entering and exiting. When entering the underground room, go down the ladder facing the ladder (as you would climb up the ladder) with both hands on the staircase handles. Management does not accept responsibility for guests who do not exercise caution. Your safety is your personal responsibility.

This beautiful Cave House is a real “Love Nest”, unique & idyllic.

The villa was constructed ages ago in the traditional manner of the people of Santorini at this time. It was dug into the volcanic rock so as to be cool in the summer and warm in the winter. This is bioclimatic architecture. The owner artistically decorated it and also updated the villa to protect against humidity. The house, located in the old part of Oia is 40 m2 in size.

Every single hour of the day & night is magnificent from the romantic veranda of the little villa! Guests enjoy breakfast/dinner at the romantic private veranda with panoramic, unobstructed view to and the famous Oia’s sunrise, the Caldera, the blue sea, the cities of Imerovigli, Firostefani, Fira, Pyrgos and “Athinios” port on the edge of the Caldera, as well as the volcano, Palia and Nea Kammeni and the island of Thirassia. Enjoy lying on the mattress on the bench in the evening, viewing the lights of the cities on the top edge of the Caldera and gazing at the sparkling stars and moon in the dark sky.

There is a free parking place 2-3 minutes walking distance from the Cave House. It is 7 min drive from the beaches and 5 min walking distance from a Pool with sunset view.

The villa has a master bedroom with a queen bed and a living room with a double bed and a single bed.

Our top-mattresses are made of combinations of natural rubber, seaweed, goose down, virgin wool, pure cotton and eucalyptus. Seaweed emits iodine to soothe respiration and eucalyptus lends its seductive fragrance. All the materials together, unified, interact and create ideal sleeping conditions. They “embrace” the body, ensuring that even the smallest curve is fully supported. Linen are silk/cotton and towels are of the best Egyptian cotton.

There is a fully equipped kitchen, a private shower-room & a veranda with panoramic view to the Caldera.

In our effort to provide our guests with a truly one-of–a-kind island experience, a special space has recently been created deep in the interior of Paradise cave house to provide our guests with a unique, cozy area to relax! This inner “nest” fits up to 4 people.

This second cave is off the bedroom, 2 meters under the level of the house, allowing for comfortable temperatures throughout the seasons. Its round shape and its location deep down in the heart of the volcanic land will heighten your sense of calming, contentment and fulfillment!

This space was designed in the style of a Capilio, an old, traditional Greek tavern! After a day of exploring the island, lounge on the cushions & pillows and sip red local wine to re-energize yourself! The wine is offered to you with love! An ambiance lamp and candles are also available to complement this romantic setting. We hope the cozy ambiance will add to your cave dwelling experience. Just enjoy!
